The Sunshine Coast Regional Council will tomorrow consider an application to build one of the world's largest surf pools at a water park and resort on Steve Irwin Way at Glenview.

The developer wants council to give preliminary approval for a material change of use at the site.

The $90 million proposal includes plans for a large surf pool, smaller pools and lagoons, waterslides and other play structures, while the resort includes a hotel and cabins with a maximum of 247 rooms.

A council report said detailed plans of the development had not been provided with the application.

The site is on flood-prone land but the report has found as long as the development does not increase flooding for nearby properties, it should be approved with conditions due to an overriding community need for new tourism infrastructure.

If it is approved, the developer would be required to pay infrastructure charges estimated to be $2.6 million.

THE SUNSHINE Coast is one giant step closer to gaining a $90 million water park featuring the world's largest surf pool.

The Sunshine Coast Council will vote next week on the development application for the mammoth theme park proposed for Steve Irwin Way.

Even though the project falls outside of the planning scheme because it is in a rural zone, council officers are recommending approval with conditions.

Sunshine Park (Qld) Pty Ltd's application, which was revealed in the Daily in July last year, gained a groundswell of "yes votes" from the community and online bloggers.

The water park would be comprised of a large surf pool, various smaller pools, lagoons, waterslides and other play structures.

There would also be hotel and cabin-style, short-term accommodation.

The site is located on 24.77ha of rural land near the Mooloolah BP service station, close to Ewen Maddock Dam.

Council officers are recommending approval as the proposed development "is considered to be generally consistent with the SEQ State Planning Regulatory Provision".

They also argue the site "meets the essential location requirements for a major tourist attraction".

Under the Sunshine Coast water park master plan, the council will be required to include a modified definition of the term "building height" so the building height can be measured "from the finished fill level of the site".

The height limit for buildings and structures would then be code assessable provided the height above finished ground level did not exceed 15 metres. However, alterations would be allowed over 15m to accommodate a taller ride structure.

The site was previously used to store pipes associated with the construction of the SEQ water grid.

Tourism and events councillor Jason O'Pray said the water park would be "amazing for the Coast".

"We are the perfect place to build it," he said.

Looks like the original proposal was in July last year so it may have been mentioned in another thread.
