Where would you divide the park to retain a carnival pier setup, and sell the rest of the land? 

I'm thinking behind the cinema, pandamonium, the kids coaster and keep tiger island. Shopping/dining where hot wheels is and over some of the car park, keep the water park. Sell the rest. 

That would keep the family parts, and leave non flood plain for sale. 

Purely a guess that's what might happen.
