Dreamworld moving ahead with redevelopment of excess land.

Ardent Leisure is claiming it's moving ahead with re-zoning the land where Dreamworld is located.   I've searched and can't find any application to re-zone the land.  Ardent's presentation gives very limited information on the details of the new zones to be created, but once the application is available for viewing, I'll post the details of each new zone to be created.

But for now, a mixed zone purpose in the code is for the use of a mix of activities, including business, retail, tourist accommodation. associated services and low impact industrial use.

I'm pretty sure the Oxenford property is a 'major tourism precinct' so this would simply align the dreamworld land with the village land in terms of zoning - it'd simplify things and ensure that council decisions for both complexes are made on the same footing. It'd also potentially make things a bit easier for ardent to develop the property in line with tourism-related avenues (which potentially would shut down the calls for land sell-offs and such)

ARDENT LEISURE/DREAMWORLD PROPOSAL:

A development application has been lodged today to cover land owned by Ardent Leisure surrounding the Dreamworld Theme Park.

The proposal is to split the land into four precincts with each having a different use as follows.

PRECINCT 1 is the existing theme park.

PRECINCT 2 is proposed to be the Oakey Creek Nature Based Tourism Precinct which will include a limited range of nature based tourist activities and associated facilities.

PRECINCT 3 is proposed to be the Gateway Precinct. This includes land as you turn left off Foxwell Road towards Dreamworld, through to the existing car park. The envisaged land use could include food and drink outlets, function facilities, hotel, childcare, shops, indoor sports and recreation, markets, office, short term accommodation and theatres.

PRECINCT 4 is the proposed Coomera Town Centre Transition Precinct. This is land to the rear of the Coomera Town Centre South and is behind the proposed private hospital on that site.  The Town Centre Transition Precinct is proposed to facilitate a mix of major tourism land uses plus uses that support town centre activities such as bar, education, health care, high density residential, office, retirement facility and rooming accommodation. The suggested building height limit in this precinct is 54 metres which could include buildings up to 16 storeys.

The intention is to establish a clear link between the Coomera Town Centre and Dreamworld, including walkways direct to the train station and Westfield.

There is no building work involved in this proposal. The intention is to gain approval for the concept, including realignment of boundaries.

It's a shame to see the Blue Lagoon/Big Brother stage area isn't included in precinct one. There is still quite a bit of land within precinct one that still needs to be developed that hasn't got announced plans for, ie. Rocky Hollow, Ocean Parade, behind WWW and potentially the current vintage car location. Which is a lot of area and definitly a higher priortity.

However, I would have thought for the long term future of the park, they would have classified the blue lagoon area. Maybe I'm dreaming because that land hasn't been touched for nearly 20 years and there are high priority areas at the park to develop before even considering that corner.

The application is seeking 3 outcomes.

1.       Creating a new DW Development Code

2.       Lot boundary realignment

3.       Vegetation Clearing.

The new land classification and lot boundary realignment don’t totally align with each other.   After the approval Ardent will end up 4 precincts and 3 lots of land.

Lot three lends itself well to a land sale by Ardent to the CTC developer that already owns the BB plot. Changing the boundaries makes it easier for them to sell Lot 3 as previously the sale was hindered by the Oakey Creek easement.

Lot 3 is no doubt going up for sale. 

DW might be looking to lease parts of lot 1 for the new hotel/ caravan park.  Or DW might sell it and lease back the car park. (don't know)

Oakey Creek is like a mother-in-law.  Something you can never get rid and it serves no purpose.  DW are taking about adding boardwalks and creating an area for you to pitch your tent at Oakey creek.  (probably never happen but that is the intent of the precinct)

Ardent are trying to get the best sales value they can before they take off. Having more land approved for development makes it a more profitable sales prospect. This isn’t about theme park growth, it’s about land value

The park is already too big. There is plenty of space for them to continue to develop and expand including the Thunderbolt plot, Rocky Hollow area and Troll's Village. There's over a decade of development space available to the park, by which time other attractions may start reaching end of life and start vacating their envelopes too.

As a comparison - Movie World - including the entire Rivals footprint, WOZ land, FN Maze buildings, Wild West, Stunt Driver, LTRR showstage (entirely), green lantern and everything in between, comes in at around 130,000SQM - and some of those areas aren't generally guest accessible - such as FN sheds, half of the LTRR stage, AOS Kitchens etc (not to mention WOZ isn't open yet, and Scoob is down long term).

Dreamworld, EXCLUDING WWW, BB Studios, Vintage cars and the part of Cyclone that goes into WWW, as well as the maintenance sheds at the back and the admin offices near the front, and it's STILL about 176,000SQM - all of which is pretty generally guest accessible.

Dreamworld doesn't need as much land as Dreamworld has.

Yeah I think there's been a bit of creative book keeping to shift the park CEO onto the parent company payroll... nevertheless, the answer to this question is impossible to provide - as it depends on what the buyer wants to do, and if  they want to keep him, it also depends on if Greg is agreeable to it.

Consider these two possible outcomes (not exhaustive)

1 - An investment company that has always been interested in taking on the ownership and operation of a theme park buys into the game. They keep a lot of the existing management in place (at least for now) because they recognise that there's a lot for them to learn. 

2 - An established theme park company decides to purchase - they have their 'own way' of doing things, and so an experienced manager from within their chain is appointed to oversee the operation.

I think, when Village were bought out by BGH Capital, there was a condition that Clark Kirby remain on, though i don't know from which side of the transaction that condition came from.
